Roof pitch and knee wall height when desiring a flat roof dormer

Primarily, we looked at some model houses and explicitly the room sizes. Children's rooms and bedrooms compared to what we currently live in. Kitchen/living is not easy to assess because currently everything is separate and too small. Also, we still have to accommodate a piano. For the wardrobe, we need space for 4 people with more than one pair of shoes per season. We have most recently calculated with about €3000/m2 (Leipzig commuter belt) and thus arrive at about 165-170 sqm. The banker gave the green light for this in spring. How it stands with the current developments, we will find out this week…

I still have the "window problem" mentioned by 11ant in mind with the 1.80m. :cool: The example photo attached probably even has a 37-degree pitch and a 152 cm knee wall. What kind of knee wall is that approximately? I am very uncertain about the two-story. Unfortunately, we lack the necessary experience to estimate the height of the houses that will be built in the development area visually.

The method "budget divided by expected price per square meter equals possible house size" regularly fails and usually leads to "additional financing" due to shrinking area. That is a tearful path when doing it with a "semi-final" floor plan.

As shown, it will probably have a 152 cm knee wall, and then likely no attic parapet at all. The fact that these two are actually linked together occasionally occurs in bathrooms – far more common is the mistaken equating of these two actually opposite terms. I have explained both in the "construction dictionary."

It's hard to give you advice on that. Normally, you first plan the requirements. Among other things, the ratio of [EG] to [OG] depends on that. I always look at the end of a floor plan to see how the house wants to look from the outside.

Isn't this what is meant here: ? GF - Living/Dining 40 sqm - Kitchen 14 sqm - Work 10 sqm - Technology/Utility Room 10 sqm - Shower Toilet 3 sqm - Hall/Garderobe 13 sqm —> 90 sqm UF - Sleeping 13 sqm - Dressing 9 sqm - Bath 13 sqm - Child 1 17 sqm - Child 2 17 sqm - Reading Nook (around bay window/dormer) 3 sqm —> 72 sqm + U-landing staircase I’ve already read something somewhere about the zigzag wall. Is it worth searching for it? :) I had read so many supposed recommendations here in the forum with these 3000-3500 €/sqm. On the internet, I found another calculation basis, which consisted of 2200 EUR/sqm pure construction costs + 15% additional construction costs (based on construction costs) + 5% exterior facilities (based on construction) + 20k fittings. But that was even cheaper, so I dismissed it directly. How do you determine the approximate living area that the budget allows if architects are also so often off...? Should I trust the general contractor? :cool:

That sounds almost exactly like our house. 2 full floors, 30-degree gable roof, and attic as a cellar substitute. You can forget about the extension. I’ve already been approached by neighbors saying that we are building very large... but it’s only about 130 sqm including the extension. When it comes to roof pitch, don’t forget that the insulation of the top floor ceiling is still in the attic and the ridge beam is on top. That feels like significantly less than it looks on the plan. The difference between the calculation of a GC and that of an architect is that the GC has to deliver for the agreed price. In this respect, the price is rather not the problem there, but more the construction description.
