Back to the topic: So after changing lawyers and the new expert report not taking place, but with more and more visible defects, the new lawyer came to the construction site a week ago with a friendly architect to get an idea. It ended with the words that his client was too stupid to walk and that the matter was undisputed. The architect took note again of all the defects found so far, including those already mentioned in the expert report, and promised a renovation concept with a cost estimate for Monday. This then arrived and blew me away. Just the defects contained in the TÜV report had already been estimated at €100,000. In this one, the defect repair costs had just shrunk down and were listed at a total of just under €42,000!!!!! And the friendly opposing lawyer even added that they agreed that this could also be done for a maximum of €35,000. If only I had met those two earlier, they would have built the entire semi-detached house for less than half the price. They must have such cheap companies on hand, you could even get a discount. I then spoke on the phone for 2 hours on Tuesday with my lawyer, who unfortunately could not come to the construction site appointment due to quarantine, and we ripped the whole thing apart. Unfortunately, the Dipl.-Ing. made massive mistakes in quantities and prices. He stated the interior walls at 15 m² for 600 m² of living and usable space, the drywall at 150 m² simply instead of 380 m² double layered, the roof at 200 instead of 320 m², the craftsman hour at €38 gross. The removal of screed in all 4 bathrooms, reduction of insulation, change of underfloor heating and relaying of screed again he stated in total at €1,300 and completely left out the window replacement. And for that, he still gets a whole bunch of money. Disgusting!
