Since I was asked in another thread why the roof needs to be redone, here is the explanation: The roof was covered a year ago by a company hired by the then general contractor (GU), who, according to current knowledge, has not been allowed to do so for 3 years because their business license was revoked 3 years ago. However, this alone is not the reason. If they had done it properly, no one would have cared. The underlay membrane was exposed for about 8 months before this company was commissioned and was tattered at the gables. In the contract concluded with the GU, the replacement of this membrane was agreed upon. However, it was not done. It was therefore obvious to suspect that this membrane was no longer intact. Also, the entire roof looked "strange." But this was only visible after the scaffolding was dismantled. Because of this, I commissioned an expert in roofing. He found: "The roof covering must be completely renewed to achieve compliance with regulations. This is necessary due to the fact that the underlay membrane shows very severe damage in parts and was incorrectly installed against the water flow. Additionally, there are significant statically relevant deviations from regulations in the substructure. The reuse of the existing roof tiles is not recommended due to possible warranty claims, as damage such as hairline cracks can occur during transportation and dismantling. The roof covering should be done with new roof tiles. The findings are based on the inspected components and do not exclude further currently undetectable deviations from regulations. The required dismantling should therefore be controlled and documented." Now I am paying for the roof covering for the second time, only this time much more expensive because the old mess has to be dismantled and disposed of.
