Shed roof with 5° - if that is also possible, it would look something like this:



I just placed the roof along the length on the existing floor plan. With external dimensions of 10.5 x 9.4, 2.20 m would have to be undershot at 6.3 m / 3.1 m. With a 5° roof pitch, I have a wall height of 1.93 m on the right side and 2.75 m on the left side.
Window sill height in the elevation is 0.8 m.

I’m not familiar with roofs. But this way, of course, you would have relatively a lot of height on the upper floor. The question remains whether the floor plan should then be completely changed, the house rotated, the roof rotated, etc.

One more question about the interior plaster. Q2 is the standard, so the goal should be to have Q3-Q4 in the construction service description, right?

Katja, thank you again and again for your work. That is exactly how we would like it. There will certainly still be some things to adjust but this is exactly the direction we imagine. We are going to an appointment now and will tell afterwards what is possible on this basis. Regards, Frank

You probably won't get that included in the scope of work. From my experience, that's always an extra charge. Did the scope of work actually specify Q2? I didn't even read that. If nothing is stated, you have to expect the worst. It also depends on what you want to put on the walls.

We had a very good conversation. We will receive the construction service description in the next few days so that I can compare it with the other one. The price, which I really want to name only later when everything is settled, is significantly lower than the one mentioned here, even if we then include the D-garage and all the land work. Your rough assessment is already very close to the whole thing! It is also from a builder in the area, and the standard of what is installed there is supposed to be identical to the last one of the other builder. This builder knows the other one and their construction service description. We were upfront right from the start.

With the shed roof, of course you get more height in the upper floor. But that also means more little stones and square meters over 2m. I played around with it - with this floor plan - and I wouldn’t know where else to save space, I ended up with 146.9m².

If you want to get down to 130, something else has to change or something has to be cut.



I also don’t know if it would be so nice to endure two full rooms consistently under 2.20m ceiling height. Is that better than a gable roof with 1.20m knee wall?
Hmm. I tend more towards the classic.
