Well, those who don't suffer the damage.... but which one of us hasn't made a mistake later regretted. The important thing is not to repeat it! I guess I’ll just have to go through it!

Regarding the price, that also strongly depends on the region! It’s not like we are starving but I also want to enjoy old age someday and not have to pay off until death. But opinions and paths diverge on that!

As I said, we manage with 120sqm as well, that’s not the criterion!

Why 5 people? There are and have been 4 people from the beginning and I didn’t want to take anyone in!

4 people; I believe a 3rd child is not planned, only in Kaho's draft were there 3 rooms.

You can throw the draft for your plot in the trash anyway, it doesn't work on a hillside plot, so forget it.

Region aside: you have a hillside plot. There are really awesome possibilities, but they are usually not standard and therefore more expensive than average.
In addition, a hillside plot always generates earthworks, no matter in which direction. That also costs money.

120sqm for 4 people works, but does it make sense when building?

You are in your mid-40s, you still have some time to pay off. So think about what you can really invest.

The cheap standard draft that you find on the prefab house providers' websites ("This Betty house 08/15 from €138,000!") you will have to completely forget about.

I see 3 children's rooms or 2 children's rooms and a study room on 140sqm with a gable roof without a basement. How do you want to fit that into 120sqm?

120sqm x 2000€ + additional construction costs (underground work, garage garden, terrace, etc.) does not equal 250k€. You realize yourself that this won't work, right?
