The best thing to do is ask the home builders in the neighborhood. Just don’t be shy! Simply ring the doorbell: "Hello, I’m the future neighbor, but you have a beautiful house! Who did you build with? Was it good? Can you recommend them?" and so on.

Look at the recommended general contractors and choose one that offers everything right away. They could also inspect the plot with you. They can probably give a rough estimate for the earthworks after the first appointment.

OK, isn't €250k "without the land" a large budget for a "normal single-family house"? With the land, that's €350k! No need for golden faucets! We previously had a bungalow that we partially built ourselves with our own work. Yes, okay, that was already 15 years ago but it cost less than the planned single-family house. I'm a bit speechless! People, that's a quarter of a million euros!

Your 1/4 million would have been enough 10 years ago. I will pay 420k€ with Hang and 140sqm with cellar without land, without kitchen, without golden faucets with carport.

Sorry to say this, in 2019 your 250k€ for the land is ridiculously little.

*wiping tears of laughter from my eyes* Sorry, but I just can't help it right now. How can anyone be so naive to buy a plot of land without having the slightest idea what a normal single-family house costs? €250k is really tight. You can't even think about golden faucets. More like the cheapest tiles, simple plastic windows, and the cheapest doors the general contractor offers.

You can go lower if you contribute A LOT of your own labor. Here in Munich's commuter belt, a price of €2,000 or more per square meter is calculated for a simple single-family house. But then you get laminate flooring, not parquet.

That's definitely not a large budget. What about your own labor? Are you handy? Do you have someone in the family/friend circle who can help? Keep in mind that own labor usually significantly extends the construction time, but the general contractor already wants to be paid. That means you pay rent and also start repaying the house loan at the same time.

If you're that tight on budget, then calculate very precisely what you can afford and what you can't and compare the construction descriptions meticulously, so you don't get a nasty surprise.

I would still recommend a buffer of €10,000-20,000. Usually, something unforeseen comes up and the overall project shouldn't fail because of that.

No, it is not. In recent years there have been very high price increases, new guidelines and regulations, e.g. the [Energieeinsparverordnung]. You have higher incidental construction costs due to the slope of the land and with 1400 euros per sqm without own contribution you get a house, but standard. Not upscale and not medium. In addition, there are additional construction costs, and these are higher on a slope. You need the attitude of Nordlys. Trends and so-called must-haves not with me. The same water comes from an Ideal Standard faucet as from a rain shower. Regional general contractors from the prefabricated house sector with medium to high standards first calculate about 2,000 euros per sqm plus incidental costs.
