That's good. Every position is really covered. That way you also get a feel for it and can compare better. Although there are many items here that others write on the builder's side, such as [Baustelltoilette], [Müllentsorgung], [Baustromkasten], etc.

Regarding the construction service description:
I find it quite good at first glance.
I would follow up on

- Quality of the interior plaster (Q1-Q4) exact specification
- only aluminum window sills outside - I wouldn’t want that - we took all marble.
- Ceiling height - raw construction measure 275 - what is the final height including flooring? I wouldn’t go below 250.
- Roof overhangs - additional cost?
- Drainage of the downpipes - what is possible on site?
- Tiles in the bathroom also in the window area? A matter of taste.
- Lightning conductor included?
- Only gas heating offered - is gas available? Alternatives? (Major cost factor.)
- Extra charge for shower in guest WC?

Thanks for the info! You are really helping us focus on the essentials!!! I will bring up these points during the conversation.

Now I finally have a picture of a house that we could very well imagine as an alternative. It has a monopitch roof and "roughly" looks like a city villa. I am attaching it so you can see what we have in mind. Is it possible to implement something like this with your floor plan?

I cannot judge that, but I would say no. It strongly looks like a 2-story building.

Wasn't there also a roll layer mentioned?

City villa "Toscana" even

The pitch will have to be steeper in order to get deeper on the eaves side (mainly to avoid a full storey).
