Town villas are no longer anything special at the moment.
Friends of ours solved it like this:
Ground floor large bay window, almost a one-story extension
Upper floor gallery
In the settlement, many town villas stand despite the development plan not allowing two-story construction.

Make sure you don't have the same exterior design as your neighbors. We were recently at my cousin's place; from bungalows to town villas, Bauhaus next to gable roofs, mixed in color, yet the settlement still looks boring and uniform. All white walls, anthracite accents, anthracite windows, and the outdoor area by the same garden landscaper.

We also find bay windows beautiful on certain houses. Personally, we keep noticing that we are always fascinated by houses with many window areas. Windows immediately give a completely different appearance. In most city villas, these often even go around the corners, which creates an additional different effect.

We have often come across houses from the same provider on the internet. One is "...how boring," while the other has the same basic house, bay window included, more windows, partially or fully faced with brick slips, and is a real eye-catcher!

Take a look at Schöner Wohnen. You might find something there. Window design, facade, something that sets you apart.

Bay windows cost money no matter how small they are. Partially clad looks like money unfortunately wasn’t enough (my opinion). You often see that in the area BS/WOB/GF.

The plot alone already provides enough anti-08/15 factor in terms of height. A city villa with corner windows and partial clinker brickwork would truly be the most extreme everyday style (and with a Tuscan garage then simply unbearable).

If offset shed roofs, then only over non-parallel "partial building volumes," otherwise it would just be 08/15 variant B again.

Nanana, are they leaving out the other incidental building costs? Just the utility costs alone are often in the five-digit range...

See above.

A city villa in the budget segment will be an off-the-shelf house...

... because these things are a cost factor that many can no longer or do not want to afford.

You Katja, the longer I/we think about the shed roof, especially because of the heights you mentioned where it slopes down, the less I/we like it. You are absolutely right: one thing is the appearance, another is the functionality & usability! So my wife and I could also arrange ourselves with the variant you favor. As mentioned earlier, you can make something out of everything. We are currently looking at house facades at Scanhaus Marlow Marlow and noticed a house type "SH 142 Drempel SF" - classic with a bay window on one side. This variant would solve the problems with the required room areas on the upper floor, wouldn’t it? Yes, it would then be a rather standard house, but we would give it a personal touch. Today, at the appointment, the builder also recommended such a variant as an option, but as is well known, you cling to your dreams until they turn out to be unfeasible or just complicate everything. We want to move forward too!
