OK, isn't 250k€ "without land" a large budget for a "normal single-family house"? With land, that's 350k€! We don't need golden faucets! We previously had a bungalow that we partly built ourselves with own labor. Yes, okay, that was 15 years ago but it cost less than the planned single-family house. I'm a bit stunned! Folks, that's a quarter of a million euros!
Then you should actually be familiar with house calculations that also include incidental building costs, garden, and other things. And after 15! years everyone should understand that prices have changed. In house construction, there is also the energy saving ordinance.

As I said, if you have to calculate 300k€, then I am a bit wiser now. As I said, I have contact with a construction engineer who said that this house can be built for 210k€. If someone then says I'm naive, okay, but you assume that he knows what he's talking about, right?
I don’t know what to make of your construction engineer. Is he just a friend of a friend you call... he actually has no interest in a business relationship?
We find city villas quite elegant! But what you want and what is feasible are two different things. I would also take a split-level house, i.e., built into a slope. You can make everything look nice. But it doesn't help to cling to something in advance that you can’t realize afterwards. That's why the approach here via the forum is to get further opinions and ideas.
Personally, I just don’t like when someone is repeatedly made fun of here, even if justified, when that person has already openly admitted their mistake. I said, those who write the harshest probably have done other dumb things. Nobody is perfect!
I read "city villa" on every page and have already made a statement.
If you cannot accept the development plan, including the entire planning and the initial idea, then please sell the land.
Building a house is not a wish concert: the financing must be right, the willingness to accept the development plan, and not always focusing on what is unconventional.
I can understand that as a construction novice one generously ignores the costs. But you are not.
So get your act together, dream of a single story plus roof and calculate with additional costs. 290,000 for 140 sqm... plus incidental building costs.
And if not, then sell again.
