Go back and add everything up for yourself. Then write down the total you come to and what you left out/added in.

Can you tell me that again including terrain modeling? There is so much written here that I have lost track of what is necessary and what is not. Thanks!

You calculate 2000/sqm just for the house.
As someone from Lower Saxony/Northern Germany, you are somewhat cheaper... however, these prices have been quoted for a year now and costs are constantly increasing.
I would at least plan for that.
Additionally, there are 25000 ancillary building costs, in your case I would add another 30000 because of the slope.
Paving another 10000, carport 5000, painter/flooring 10000
Of course, everything can also be done in the cheap range, but I would calculate with average values.



You absolutely have to deal with it yourself in order to get a feeling for it.
And searching through your own thread is the lesser evil, I would say.
You should form your own numbers, otherwise people tend to underestimate the costs.

If I now exclude my basement. You should come to around 380k€ for 139sqm somewhere with double carport and terrain modeling + ancillary construction costs. Possibly plus 10k€ due to the more massive base plate because of the slope. Without kitchen. But 380k€ would be what you could orient yourself by.

The living area should be about 140 sqm, preferably "a bit" less. I originally just wanted a rough value, because you also wrote here that in the end the prices also depend on personal taste - e.g. wooden stairs or glass stairs! But now there should first be a rough floor plan, right?
