I have already done that! I wrote how shocked I am and that the construction engineer is so out of it! It's just that my trust in statements from "experts" is really clouded at the moment! I'm also glad I signed up here in time... please believe me!

Still, it has to go on somehow now!

No, everything should be included.

The construction engineer has already built or had built one of these houses. I also once looked at it on site. It is a provider from Lithuania who wants to position itself on the German market. The construction engineer is over 60 and has worked for many years with other prefabricated house providers. He said that their elements are also manufactured in the Baltic countries and that the offered house is only cheaper because no large overhead has to be paid – due to the market entry!

Yes, yes, how naïve can one be!

I really can’t handle this right now. You come around with a Lithuanian wooden house for €50k and a bathroom and electrical budget of €11k. But you actually want something more polished with nice bathrooms and everything desirable.

Then you show us a custom floor plan from Katja, but you still have the Lithuanian doghouse in your head that possibly doesn’t build custom houses but follows a template.

You’re completely messing with us here. You’re far from naive. That’s already two levels above.

Or.... 6144 tilers on 140sqm... that's less than 50€... and the material is also not listed anywhere....

Here is my suggestion again. Sell the [Grundstück] and go to a developer. Buy everything from one source and move in.

How much net income do you actually have? Can you manage the 400k€?

The cost estimate is a joke. Electrical work for 5000 euros? What is that supposed to be? Even the simplest electrical installation for a single-family house easily costs you 10,000 to 15,000. And there's nothing in it except sockets, light switches, and a few [EDV] outlets.

That was just one example and it runs throughout. In total, easily a factor of 2 to 2.5 on the cost estimate. Then it might fit.
