I think I already wrote here at some point that these off-the-shelf houses advertised as turnkey for under €300,000 will never, ever be done for that price (or was it in another thread? Doesn’t matter).
Usually, it’s not just the minimal equipment, but what’s not included:
- house connection
- toilet for the construction workers
- max. one socket in the kitchen – meaning here you will always have to upgrade if you want a house that meets modern requirements
- usually no roller shutters or other sun protection
- base slab
- development costs
- garage including foundation
- garden work
- etc...
- and so on...
Therefore: get offers and compare.
And these offers don’t include any changes you might want (adding or removing a wall, making one room bigger, another smaller, windows arranged differently) or need (sloping plot!).
And these changes are then exorbitantly expensive.
If money is really no object and Franky has no problem with a living cost of €2300 including incidental costs, then I wonder why he is messing around with the €200k houses where every single change costs a lot of money.
Example: If you want an additional socket, such a socket can easily cost €60 extra. If the offer only includes 40 sockets but you need 100, that’s already a substantial amount.
If you remove the sanitary items because only then do you realize you have to pay €3000 for a washbasin with cabinet or €800 for a nice toilet, then there is simply no warranty from the builder on the entire bathroom.
It’s no use looking for bait offers here with starting prices. Go to a provider and have them calculate an offer for you. Since I have been following the thread from the beginning, I wouldn’t be surprised if you say you have signed an offer as soon as you have been to a provider.
Also, you forget in all your calculations the civil engineering work + terrain modeling of the plot with L-walls. I have a height difference of 3m and I pay €30k. You have 5m. The 2m will not just disappear.
Before you stumble over my €400k again: almost everything is finished in the €400k.
