@Thies: But I haven't read anything about eaves and ridge heights anywhere either. Theoretically, couldn't you build a floor with a 10m ceiling height there, just asking stupidly?

So now I will probably get torn apart again!

When I look on the internet, for example at Bien-Zenker, Bien-Zenker offers turnkey prefabricated houses starting at 200k, including single-story ones. Where is the catch, except that the foundation slab is not included? Of course, I understand that most fittings are just basic and that the actual final price rises again because of that. But isn't that an alternative to the planned 400k? Maybe someone can briefly explain this to me.

Turnkey is a very flexible term. The problems are in the fine print. Just have a general contractor or Bien-Zenker or whoever plan a house according to your ideas, as some here have already told you (planning does not mean rushing to sign!). And then you should read the construction service description very carefully: what is included, what is not included, what kind of tiles, etc., electricity (number of sockets?). That means work and no one here can spoon-feed that to you. But on top of the advertised price, quite a bit is added... what about, for example, the desired garage?

What does your room program look like? I mean in writing.

Regarding your other questions or last question: the forum is full of your answers. We don’t need to repeat Adam & Eve again, you have to come up with the numbers yourself so that you get a feeling for what other things cost in turn. Or else, why this and that costs what it does.

The search function is top right. Or you open new threads. It has become completely confusing here. How are we supposed to find your site plan again?

Regarding your question: you don’t get customers if you set the price on the internet with extras that you must have or not. Then a kit home or shell house is quickly offered, which you fall for.

I think I’ve already written here sometime that these cookie-cutter houses advertised as turnkey for under €300,000 will never be delivered for that money (or was it in another thread? Doesn’t matter). Usually, it’s not just the minimal equipment, but what’s not included:
- house connection
- toilet for the construction workers
- max. one socket in the kitchen – meaning here you will always have to upgrade if you want a house that meets modern requirements
- usually no shutters or other sun protection
- foundation slab
- development costs
- garage including foundation
- gardening work
- etc...
- and so on...

Therefore: get quotes made and compare.

And these quotes also do not include any changes that you might want (a wall added or removed, one room bigger, another smaller, windows arranged differently) or need (sloping plot!).

And these changes are then exorbitantly expensive.
