General goals and purposes of the planning:

The development plan serves to create the planning law prerequisites to meet the demand for building land and is intended to contribute to the promotion of inner development through moderate densification.

A higher building density is to be permitted in order to accommodate the different housing needs.

In the core area of the amendment zone, building plots are to be designated that allow rental apartment construction and multi-family houses.

For this purpose, the floor area ratio is to be increased from 0.3 to 0.4 for an area within the 1st amendment and a two-story construction is to be specified. However, the building height is limited to a maximum of 12m.

The areas designated for planting trees, shrubs and other vegetation in accordance with § 9 para. 1 no. 25 a of the Building Code as well as the regulation for greening the property areas established for the amendment area are taken over unchanged respectively remain legally binding unchanged. It says right there: You are allowed to build 2 full floors and your footprint increases to 0.4.
