Because you say so. That would also be an option, right? Apart from the fact that compared to the original budget it borders on unaffordable. But with this architectural style, I can elegantly reduce the upper floor and come to 2/3 of the ground floor. Since the OP keeps aiming for two stories, he might consider this.
