Comparison of construction performance description! What should we prefer?

Hi,

for the topic "damages after moving in" there is the warranty. This can be secured by a warranty bond. This bond comes into effect if the construction company becomes insolvent during the warranty period and can no longer fulfill the warranty. However, it sometimes becomes very difficult to claim this because there are often disputes about whether it is a warranty case.

So here I am again......

I have now also received construction service descriptions from others, but there are worlds of difference.

I even have one who builds without a soil condition report. Only if we want it, then we have to pay extra.
Actually, this developer takes full risk or is he so confident in his construction method???? He counts among the best, if not the best, in the nearby area.

What would interest me though....is:
We want an air heat pump with underfloor heating. Would we then need full thermal insulation and at least triple glazing?

We actually thought of 36.5 or 38.5 thick bricks without insulation with Weru double glazing and a U-value I believe around 1.0 and an air heat pump with underfloor heating throughout the house.

Now the general agent says...that we would then have to work with full thermal insulation and triple glazing U-value 0.7=Uw1.1 and better insulate the attic and the basement.

But the difference amounts to almost 20,000€ compared to the standard with gas and solar system and only 5,000€ compared to the variant without full thermal insulation and attic and basement insulation, can that be right?

Furthermore, he charges us for own work for interior painting and tiling work in the bathroom and kitchen totaling 12,000€......does the calculation add up for us? I mean....a tiler does not work for about 60€ / sqm including tiles and material? Or does he???

No, it would be your risk. A BU always exempts themselves in a clause. And you are responsible for the building land. As already mentioned above: Just because something is not included in the construction performance description does not mean it is not necessary.



Usually it only pays off to exclude some trades if you can do it yourself, so that you only have material costs. The tiler or the trades often work cheaper for a construction company because they have constant orders coming in. So if you are not ambitious about tiling yourself or have someone in the family... but want tiles, then you will pay for it.

Thanks, I hadn’t thought of that... he is offering us a soil expert for €2000. Is that a lot, little, or normal?

Yes, about the tiler... we have one on hand. You could say a good acquaintance. But he won’t do it for free anyway... I want to distance myself from him, because who likes to argue with a good friend... rather with the developer or construction manager.

Building without a soil survey... I have to say, that's daring. Does the provider guarantee that everything will be fine with the house in the future, or does the risk then fall on you (water ingress in the basement, etc.)?

Are earthworks included in the offer price? Probably not – without a soil survey, that can also lead to nice additional costs. What will you do if the soil is not load-bearing? Foundation on piles or even just a thicker layer of gravel will then cost a few euros. Or what will you do if 20 cm below the surface suddenly solid rock appears and possibly even needs to be blasted?

Which heat pump do you want to use: an air-to-air heat pump, or an air-to-water heat pump?

I think 36.5 cm bricks should suffice even without additional insulation, however today almost only triple-glazed windows are installed – what the new energy saving regulations will bring remains to be seen.

A plate load test was carried out here according to DIN 18134-300. This cost us €240.
