I think upon rereading that the development plan only refers to the mentioned second construction phase, so we are not affected.

Planning Area

The planning area is located in the district of Lauenau, plot 1. The planning area includes the 2nd construction phase of the Am Felsenkeller development area with the following parcels:

278, 279, 280, 281, 282, 283, 288, 289, 290, 291, 292, 293, 294, and 295.

The location of the planning area and the boundary of the scope of application are shown in the adjacent overview map.

When I look at the picture of the property and the neighboring houses: it seems to me that hardly anything is "built on grown ground," rather quite a bit of terrain is shaped.


Why that, especially if the property is already purchased?

Yes, most have built up the upper part of the street (where we also have our property) and then supported the lower part of the property with L-walls. We wanted to do something similar but preferably with two levels (house higher up and then a few steps from the terrace down to the second level - the garden). That was the plan, hence also the filling of the soil.

The neighbors down the street very often took the lowest point of the street and had everything excavated towards the back and then at the very back, near our lowest point, used L-walls for support.

The basic idea was not only to position the house at the highest point because of the view and rainwater, as almost everyone else has done. Only the bungalow next to us did not have quite as much filling done - for whatever reason!
