So, due to vacation and many appointments, I had not gotten back in touch for a longer time.
I want to thank you all for the suggestions and tips.
What else has happened besides the vacation so far? We visited architects (getting to know them), general contractors, prefab house providers, a small carpentry business, as well as various other show houses. Attempts to get alternative proposals that suit us mostly failed, meaning they missed our needs. Essentially, I have developed our own designs further. You can see these in the attachment. (Basement floor plan not included, this is of little relevance.) We will soon receive offers for earthworks, shell construction, roof, and electrical work, (meaning building envelope + electrical), the rest will be created in EL. Offers are expected this week. Some of your suggestions have been incorporated, others not.
Nevertheless, I would like to ask for your opinion again:
- How do you assess the floor plan?
- Where would you see possible savings? Note on this: Whether this is necessary remains to be seen. However, the floor plan has turned out larger than originally planned. Obviously possible savings, such as leaving out the basement/garage, are known to us.
@ zaba12: Currently, alongside the floor plans, I also have the costs that two friends paid for their approximately 200 sqm houses + basement in Bavaria 1-3 years ago (itemized). My calculation based on this is currently just under €550k, as mentioned, more detailed offers will follow.
@ ypg: What would you do differently?
@ kbt09: This concerns the middle plot in the west. Behind the noise protection wall is also the "noise source road," access from the east. The 3m was mitigated. According to our own measurements, the plot is also about 0.5m wider than in the drawings.
@ hampshire: Windows in the staggered shed roof are intended to bring light into the bathroom and stairwell.
@ 11ant: Circles represent trees currently standing on the plot. (They were more intended for me.) The "foyer" was mitigated by the change of the stairs I think. Please refer to the 3D views for windows; these have first been inserted "provisionally," the program was not primarily made for house planning. I have added more dimensions in the new version.
