Why is that, especially if the property is already purchased?

As it was written, that is also how it is meant. If you need an all-round carefree package because you have no time or desire to familiarize yourself with the topics, then you just have to sell the property and resort to a developer. A general contractor will demand a lot more decisions and knowledge from Franky than we are currently asking for. If every sentence ends with "..., right?" then it won't work.

Is your region actually a clinker region? Looks like it, right? Clinker is definitely significantly more expensive! I think it's about 15-20k€ more.

It’s about 50/50. A lot is plastered but also a lot of clinker bricks. We prefer clinker bricks even though it’s more expensive again.

Cool, then with brick you’re already at €400k with a double carport, with a storage room, with paths and terrace, without kitchen, without lawn, without bushes, trees, fence. But that price doesn’t include nice bathrooms, so nothing with floor-to-ceiling tiles, channel drain, and walk-in shower. For that, you can add another €10k.
