...if you build with a general contractor (GU), then you will have to buy at the sanitary trade. There is no comparing or online prices. It usually goes like this.... If you don’t like the standard sanitary facilities listed in the building service description, you will receive a voucher/credit for the sanitary company that works with the GU. As a result, you do not get the same discounts/prices on the sanitary fixtures as if you build with individual trades. My prices with individual trade contracts are about 20% worse than the cheapest internet price. Your prices will therefore be about 20% worse again.

These are not horror stories or only the case for us in Bavaria. This is the reality. There is no comparing. They also won’t install any online stuff for you. You can turn yourself upside down on that.

Ok, I understand!

The construction engineer planned the following. He wanted to take over the design planning etc. and subsequently also the construction management, tender and award the individual construction phases to trades, and then check and approve them on our behalf. He said we could also select tiles etc. from factory outlets and the corresponding trades would install them. This way, you are free in your choice and, if you want something more upscale, you are not bound to cooperations (trade/dealer).

As I said, please clarify for me, but isn’t that a good compromise and what is such an arrangement called?

That is individual trade awarding. If the engineer knows trades that install objects from a factory outlet and that with warranty, then that is good.

Have you already agreed on a fee with him?
If not and he bills according to HOAI, then you should plan another 40k€ fee for your engineer for service phases 1-8.

Well, he sent me an offer but based on the house price he calculated. I now doubt whether he is the right one for us!

At the moment, I have put everything on hold because I am quite shocked after all these statements here. He talked about €254k including land and ancillary building costs, and you are currently talking about €400k without land. Anyone who is not shocked by that cannot be helped anymore!

So, my calculation (my last post) is close to Zabas’s. But that doesn’t include architect costs.

With us, you would only find a tiler via MyHammer who installs material you bring yourself.
Or without warranty. Just imagine you choose second choice, and every second tile breaks... you also have to book the trade.

And yes: the difference between golden faucets and a cheap fitting can be 1000€.
