Floor plan design single-family house (city villa 140 sqm) on a slope with double garage

I really can't handle this right now. You come around with a Lithuanian wooden house for €50k and a bathroom and electrical budget of €11k. But you want something more upscale with nice bathrooms and everything desirable.

Then you show us an individual floor plan from Katja, but you still have the Lithuanian doghouse in your head that might not build custom houses but rather follow a set pattern.

You're kidding all of us here. You're far from naive. That's already two levels above that.

We wanted to build new and searched on the internet and came across this civil engineer. Yes, it was a mistake and too naive to think that new construction is possible at such prices. But I have already admitted that several times!

Then we wanted a different house type and so I came across Katja's floor plan. Then it turned out that you can't build like that on our plot. That is the truth about the development process!

Look, we all make mistakes, but I would like to receive support for reorientation because it doesn't help to keep looking back!

My suggestion again. Sell the property and go to a developer. Buy everything from a single source and move in.

The basic idea was not just to position the house at the highest point because of the view and the rainwater, as almost everyone else has done.

For non-Frisians, this must be some kind of tradition, not even coming up with the obvious idea of diking.

Certainly not with skylights. Or you turn the shed roof and make the high side face the valley. Also a kind of one-and-a-half-story and still without a gable roof.
