Are there any civil engineering works at all? There are no basements, right? See answer from ypg

- Drainage is mostly not included (inspection shafts, etc.)
That doesn’t sound like a typical surcharge, because wastewater is generally included in the construction service description?

- You will have to pay extra for brick cladding
Does brick cladding have any other purpose besides looking good? So, is it functional? I don’t understand the question. The developer builds with bricks and not without. Probably not for fun, but because it may be in the development plan. Basically, you buy a complete package that is predetermined with little room for influence.

- Electrical is way too little. Additional costs will definitely come
Installing something afterwards voids my warranty? How is that supposed to work? It’s not done with just one socket. Do you want to have grooves cut later and rewire afterwards?

- Windows are garbage. Additional costs expected
I expected that

- No roller shutters
At least I could install them afterwards for free. I would just have to buy the shutters and would then probably have the ugly boxes in front of the window. Although it surprises me that they are not included with KfW 55...
Exactly because of KfW 55, there are no roller shutters (at least for this build, as the cheapest alternative). The house must be airtight. Consider that the roller shutter box and strap outlets harm airtightness.

- Additional costs expected for the door
I also expected that

- You definitely won’t accept the sanitary fittings as is. So again additional costs.
It’s slowly getting no fun anymore.

- Additional costs expected for the doors
You omitted commenting on this. Interior doors cost me €8,500 in the simplest white version.

- Additional costs expected for tiles. Only 70 sqm tile area is included.
No additional tiling is needed for the remaining area. We would resort to vinyl, which is part of the construction service description.

- Kitchen price is a joke
Presumably the kitchen provider is also infinitely expensive. We are considering buying without a kitchen. This would then be purchased by mother-in-law ;-)
The problem here is that you don’t get credited the €5,000. At best, you get only €1,000–2,000 back, if anything at all. More likely nothing at all, because the €5,000 is cross-subsidized through the kitchen studio.

- Garden is then not done
Simple lawn is perfectly fine for us here

Conclusion: Overall no bargain, only the developer profits

Of course, clinker has a purpose, otherwise people would only use [Riemchen]. With clinker, the wall structure is different than without, that's obvious.

I see it differently: Since the size etc. is not known, only the offer, which reads like a normal offer, everything is fine. The bathroom series is not bad, you can take it. That the electrical package is the budget option is very common. You just have to ask how much this and that, for example roller shutters, will cost. Overall, even interior coverings are included, where else do you have that? Painting is done too!

In the end, you get an affordable home that can make you happy. If you add another 10,000 or 20,000 €, then you get a bit more. You can decide that yourself.

Well, I wouldn’t sign with that company. 34 sockets for the entire house! A proper installation easily needs 70 more. You can see where this is going. They first make an offer that seems cheap, then add another 50% at moon prices with all the additional charges.

So what? Many GCs do that. Why should they include your 100 sockets in the standard offer if someone else only needs 80.
Then they add upcharges. You just have to lock in the prices beforehand.

Respect doors for 8.5k Euro in a simple version where do you live? As an example dextüra a good brand 250 Euro including frame in the size 2110x880x200.

We installed 5 of those in the granny flat.

Or are you including the front door in the calculation?

In our area we have some from Grauthoff which are rather among the top brands and there they only cost 340 pieces with line decor.
