Hey you sweeties. Mocking the original poster won’t help now! Sure, he was naive, but at least he registered here... that counts!

The important thing now is to find out what’s still possible. An offer for the earthworks is needed. The remaining money either needs to be increased or the house slimmed down - in whichever direction.

A bit of security should also be there with 2 children. In the worst case, the property just has to be sold again. But we don’t have to assume the worst right away...

The intended floor plan is of course not going to work because of the steep slope.

You are of course right, but the OP must realize that for 250k€ on the plot with a slope there will be no 120sqm single-family house. To be honest, we are talking about an amount with at least a 3xx€k in front of it and possibly still no garage included.

I wonder just HOW naive one can be to buy a property without at least roughly informing oneself beforehand about what to expect during construction.

That is not unusual. It was the same with us. But we accepted that about €100k were added due to the slope. The basement was not planned, and just the slope leveling will cost at least €30k.

With us, a final number is only slowly coming in now. We moved in February. You get the base slab on flat ground + house, but as soon as there are deviations like slopes, demolition, inner-city (road closures, repositioning lamps, etc.) question marks come up, which the construction companies also cannot specify exactly in advance. You just have to work with a buffer.

@ TE clarify what experts say about whether building on the filled area is possible - then a catalog house might be possible after all or whether the area of the foundation slab needs to be replaced or if everything has to go. The floor plan depends on the slope. The less earthwork, the cheaper. Don’t immediately discard the basement either. Living basements are fully functional living space. If the development plan allows it UG living EG children + HW + technology OG parents Same sqm smaller floor area Afterwards or during this, find a company that builds a simple house with 4 straight walls, gable roof. Consider carefully whether you really want to build. You are not only giving up golden faucets, but many small things that are must-haves today. Possibly get in touch with Nordlys. He might be able to help you find where something is cheaper - not worse.
