So for example bathroom: corner bathtub, fully tiled up to the top, double washbasin, etc. then later, according to your statement, I know what I want and can compare it with the LB. If something is missing, it has to be updated. Didn’t you suggest that earlier to calculate the costs?

No, in your place I would take the general contractor. I myself would choose the architect today, since I am no longer as ignorant as before the house construction. But ultimately it mainly depends on the personal gut feeling and the chemistry with the site manager / architect / seller.

My goodness, you are quite sensitive. I just found the answer here in the forum:

A general contractor (GU) builds a house on the client's property and sells the turnkey house including all trades without planning services under a work contract. The planning service is provided, for example, by an architect commissioned by the client.
-> Minimal time expenditure, costs known exactly in advance, free design/planning


In case someone else also did not understand this exactly.

GU's are general contractors who offer you full service regardless of the construction method, and you only have one contractual partner. The chemistry has to be right.

A prefabricated house provider is not always a GU. If you have to build with a basement (because it is simply cheaper), it may be that the basement cannot be built with a timber frame.
