Slight slope, building with a basement or a floor slab?

I would also find a very simple split-level interesting. Basement halfway (front), the living level in the garden, sleeping level then above the basement. But as already said: with a slope you should always have an architect involved and not just a construction planner of a general contractor.

I would put the living spaces in the so-called basement. This way, they face the garden and have direct garden access. In my opinion, a basement for building technology and junk is too expensive. We have a sloping plot and no basement at all. (Erdarbeiten sind großteils entfallen, da das Grundstück schon mal bebaut war) Friends of ours enter the house on the sleeping level and have the living spaces with garden access in the basement. Neither our ground floor nor the basement of our friends resembles the damp, dark rooms known from the past.

It is a myth that omitting a basement would generally save money. This actually only applies to plots that are as flat as the floor slab itself. With a practically "basement-high" height difference within the house's floor area, a basement left out is almost as expensive as if it had been built. Simply because the backfilling, slope stabilization, etc. are also not free. In the end, you can spend the same amount of money and just not get a storage room for it.

A plot like a slide and the house at the lower end, on the other hand, also means a sewage lifting system if the street is above.

Floor slab houses belong on floor slab plots.

Hello,

we had the conversation with our builder yesterday. He said that with this slope location, one can work with a strip foundation and then basically have about 3 steps down into the garden from the terrace or terrace door. The slab foundation is basically already included in the purchase price. He has now calculated additional foundation costs of €10,000. I have read on the internet that a strip foundation is quite feasible on slopes. Do you think that is possible for the property? I am not really sure if €10,000 would be enough.

Funny how the answers from the general contractors are similar. We also spoke with a general contractor in a similar situation. He said the additional costs are around €7k.

Since this seemed a bit suspicious to me, I asked an experienced architect. He said from experience, either you sink at least €30k here or use the additional costs for a basement. You must not forget that you have to/are allowed to level the garden for xx.xxx€.

3 steps down to the garden mean a height difference of 30-40 cm. When I look at it for you, it is at least 1.5 m down to the beginning of the garden. After that, it goes further down.
