Construction performance description from the favorite - Is something missing?

A few forum members do this on purpose here. After all, as a "normal person," one must be gently introduced to the tone in communication with the GU after signing. ;) A kind of bootcamp here.

I also don't see it as necessary, but refer to an expert who can be hired for a few hundred euros. A forum might see this or that, but only helps you superficially. What does the word "detailed" mean to you? Do you think everything is included to build the house like that? Or do you see it correctly that there are very detailed and not hidden additional services that the client has to pay for? Nothing is explained more precisely: the description of construction services is part of the contract and therefore described expensively by the notary, so it cannot be challenged. It says on page 1 or so that changes are gladly accepted and services changed, but that means extra costs right away. The contract is then supplemented by the requested positions with the prices. At first glance, I see foundation costs, surveyor, geologist and the usual stuff. Basically, it is no worse than others. Many have a plastic door and can get by with 6 sockets in the kitchen. For us, minus ventilation, minus stove and minus steam oven would only leave three. 180 liters of hot water is too little, can be enough for 2 people. Outdoor faucet on request… Why is the free choice of interior doors marked? Do you believe you really have free choice there? That refers to the appearance of the surface of the door. Depending on the requirement, at least 10,000 (foundation/earthworks plus earthworks for rainwater downpipes) up to 20,000 and more for higher quality (e.g. exterior plaster, interior plaster), etc. must be expected. P.S. I couldn’t read some of it.

so now again calmly, I also try to answer every arising question directly, if I forgot one I am sorry!

1. Why is this contractor currently the favorite? We have 5 offers so far, 3 of them are only allowed to build where we want to build, of these 3 the current one is the "favorite" in terms of price/performance, in terms of support they are all equally "good"

2. The construction service descriptions do not differ much to be honest, in terms of detail this one is even more "explicit" than the others since models/manufacturers are noted and not just, to quote from another construction service description "thermal insulation according to DIN"

3. Concrete residues and construction debris will be disposed of at the end of the construction site (containers provided by the contractor), but during construction they must be storable on site

4. Electrically including sockets I would "say" it is lower standard, every additional socket (single) costs 50€ and every double socket 80€ (although thanks to a friend who is an electrician we would want to add on ourselves if necessary)

The foundation slab is included, however as strip footing, honestly I would need forum help here... in the other construction service descriptions it states properly "foundation slab"... as a person with no knowledge: does that have disadvantages or is it rather "irrelevant" or the same only I misunderstood it?

6. Of course the forum should not replace an expert, for God’s sake! Only to point out special things so that I can maybe explicitly ask the expert, besides experts are only human too

7. a contract review by an expert and also additional construction supervision are planned (the contractor plans 4 appointments) I would conclude a separate contract and I think 1 more appointment after roof setting and 1 appointment for acceptance, the contractor foresees 1 before backfilling the excavation pit, 1 after rough installation for electrical + interior plaster

--> Ergo here the utility providers come into play and you see the "bare" walls clearly? and the underfloor heating?
1 after screed installation, 1 after completion (I assume that is acceptance, I do not need that from the contractor as I would do that separately with my own expert instead of the provided one)

8. Soil survey and associated costs including extra earthworks are known to us and have been communicated, of course only "tippitop soil without trouble" is included in the offer ;)

9. Soil remains on the property, must then be distributed, given to neighbors or hauled away (known to us)

Construction power and water I also find strange, with others installation was free and I only had to pay for consumption, we have currently calculated 3000€ total initially (expected construction start autumn), realistic or better assume more? I would want to negotiate 100€ again to be honest, no idea what a 100€ flat rate is supposed to accomplish

11. Bootcamp verbal training: all understood, business as usual will be the rough tone :D let’s see if I will like it

12. I had "read" that 180 liters of hot water should be enough? Since we shower 95% of the time I would have assumed that will be enough, you don’t usually need all the water anyway but "mix"... a bigger hot water tank also means more electricity consumption if you do not use it... difficult... in the forum I often read that 180 hot water liters should be enough...

13. Choose interior door --> yes you can only choose the color haha, we understood that :)

That "should" be all for now, about us generally:
We are both late 20s and want to get out of the "rental problem", however both have always been tenants and currently live in a renovated old building, our financial means allow a somewhat higher budget but we are relatively "undemanding" and therefore do not want to overstretch financially unnecessarily... calculations with the bank are already done and they gave the green light including the statement that we are at about 70% of the amount we could easily get... bluntly put to summarize:
- higher standard would be nice, we are realistic --> we do not have the money for that
- we do not need 150 sqm or more, both grew up as 4 persons each in 65 sqm, 100 sqm is therefore completely enough for us
- we know that everything that is not "cheap" has an additional cost... still we think as laymen that everything that is "permissible" as a new build in Germany should be an improvement compared to our previous apartment (in winter freezing cold because double glazed windows) in summer boiling hot because poorly insulated and floor above... or are we too naive?

the only additional point we have not figured out yet... on the property we have in mind it was noted "RW infiltration not possible" if I understood that correctly... does that mean I MUST install or have installed a cistern? Has anyone heard of that before?

Why are the other two not allowed??? ? ? ? ? ? Okay. Then see the house as a springboard, with a personal use period of around ten years until the sale. That means no custom planning. Take only a small electrical upgrade for the basic equipment (nowhere single sockets except next to the room doors for the vacuum cleaner at the light switch) and an outdoor water tap or something like that. Definitely do not build at this age for your personal eternity yet. Accordingly, don’t make a mountain out of a molehill. Choose the general contractor primarily based on real builder references.

It reads rather like "equally bad." However, you should not assume that after signing, the sloppy salesperson will be replaced by a model construction manager.

No, you can also discharge the rainwater into the sewer, provided that this is allowed. (With us, you MUST discharge it!)
