What can one expect from "turnkey"?

Here in the area, there is a developer who offers turnkey (ibkl. flooring, wallpaper, and painting) including an 8,000 EUR voucher for a kitchen at the furniture store around the corner. Of course, you pay for the kitchen, but with a total of 30 housing units, that is already a nice order volume for a furniture store.

To my knowledge, the term "schlüsselfertig" is nowhere legally or otherwise clearly defined or protected. Every provider can therefore interpret it as they wish. One can only carefully read the complete construction service description; only then does one know for sure. The term "bezugsfertig" would be better; if that were stated in the contract, one could legally insist on many things. But "schlüsselfertig" is really just a marketing term. Behind it can be a sensible package at the respective provider, but it does not have to be.

In my observation, "turnkey" most often means a finished house without furniture, wall and floor coverings (and certainly without outdoor facilities, development, utilities, etc.), as long as these are not tiles. "Ready to move in" would then be the complete version.

Hello!

During the offer phase, I got to know two variants:
1. All inclusive (flooring, painting, wallpapering)
2. Partially inclusive (tiles here and there)

In the end, what counts is what is agreed upon in writing!

We chose a contractor with variant 2. And the open work we will either do ourselves or outsource.

I’m afraid you will be disappointed, yes. Included is only what is contractually agreed, for example, in the construction service description. Everything that is not explicitly stated will be missing.
