I should have said upfront – of course I am open to high-quality advice, but such highly emotional nonsense with zero argumentation I find useless and unnecessary.

Please read the question properly first (if necessary, more than once or twice) before making such statements (supported by zero, nothing).

We recently financed with ING and had a similar nail-biting experience. What I can tell you is that it will probably take some more time. In the end, we waited 4–5 weeks. It also depends on whether another appraisal needs to be commissioned. It is important where the property is located and whether it is ultimately worth the amount. However, it is totally random how ING decides. Having the preliminary check green, as far as we have experienced, means nothing. Unfortunately, you will have to wait.

We borrowed a bit more than you, but had already brought the land and more income. Still, it was tight for us. The suggestion to buy the land now and build later would be a good alternative. Good luck.

All very tightly calculated. €334 T. for the house less ancillary construction costs (€30-50 T.) less kitchen (€15 T.?) less buffer (€35 T.) less outdoor facilities (€20 T.) = house price €225 T. + equity €48 T. Never. Garage and carport as well?


Can be negative in the Schufa. No loan/overdraft = not creditworthy? Better to have loans and paid-off loans in the Schufa. They indicate that you repay your liabilities. Just don't move regularly for that. That lowers the score (I can confirm from my own experience).

Thanks for sharing your experience. Yes, the part-time thing is actually such that I (optimistically estimated) plan to return to 20 hours in the home office after 1 year of parental leave and thus regain my salary level (already agreed with the employer). And then I can see if I don’t want to work more or get better paid somewhere else if push comes to shove. Of course, unexpected things can always happen that reduce rather than increase my income, but you really can’t insure against all eventualities anyway.

Regarding the building costs: the turnkey house in solid construction costs €225,000 without interior work (promotional price). All other construction companies we consulted before (even Massa Haus, which we would never build with) were at €300,000 and up. The construction company we have now chosen is a smaller one but was recommended to us by acquaintances. My husband, who professionally works in construction himself, has checked the offer several times. It can (and possibly will) happen that the building gets more expensive during the project; of course, we are less prepared for that because of the tight equity. But basically we have thought of as much as possible in the cost breakdown. ‍♀️

That’s exactly right, the price for the house without interior work (painting, wallpaper, etc.) is exactly €225,000. We won’t build a garage because the plot is too small, carport is not included (will come later anyway or initially you can have the simple solution), but there is a fence, chimney, a thicker Poroton brick, etc.

I have to revise my opinion and urgently advise against the plan.

Seriously, you want to switch from a consumer-oriented lifestyle (traveling every month, consumer credit husband) to frugal living and put in €48,000 (!!) of your own work on a construction site? Do you know how many working hours that is? And you want to do that pregnant or with a baby? No way. And your husband? He already has a full-time job + self-employment. How many hours per week is he supposed to slave away on the construction site?


Alright, then let's calculate:
€165,000 land
€225,000 house
€50,000 additional construction costs
€10,000 kitchen
-----
Less than €50,000 remain for the interior work of a shell house. With practically no buffer in the account. That doesn't add up. And yard work, carport, or similar are of course not included here.
