200 sqm plus 60 sqm usable space will also have a good price elsewhere. Munich is then the other extreme. I am not surprised that some four-person families (not only from northern Germany) limit themselves to 125 sqm AI (that is half of your sqm) and thus (because of the manageable loan installment) sleep very well and happily. Well, in between there are also reassuring numbers

Just for comparison from our region and also about 225sqm + 60sqm usable area (attic insulated & heated) + 36sqm garage and slightly upscale fittings. They are located on about 2200sqm but plus additional construction ancillary costs. Construction ancillary costs are well over 100k. Included are things like kitchen, fireplace, exterior (so far only a 40k budget) and much more.

All-in about 640k WITHOUT land..

I consider your budget too tight. Especially if we also want to treat you a little. 30k..40k more just for sanitary fittings is no problem. You wouldn’t believe it. There are simply too many beautiful things.

How many quotes do you want? Are you one of those people who wildly request everything that Google spits out?
So far, we have focused on recommendations and try to limit ourselves to about three quotes per trade (or at least request from three companies and not just one).
1. It is more important to find a solid company than the by far cheapest/lowest-priced one. And 2. when we award the contract ourselves, we also have to evaluate everything ourselves, which costs time and nerves—especially since in the end, there shouldn’t be that much difference in price for the same work. And so far, only one company has taken so long with the quote that we canceled them on our own...

You calculate your price per square meter from the total construction costs including [Doppelgarage], [Keller] and [Baunebenkosten]. If you deduct all that, your price per square meter is certainly no longer unusually high.

So I have to say, I don't necessarily find the cost estimate unusually high. Normally, the price per square meter is calculated ONLY for the house. Without garage, without additional costs, without outdoor facilities (and without basement?!). Of course, your price per square meter INCLUDING all these things is higher than the price per square meter figures you find on the internet. Nevertheless: Munich is more expensive than Hintertupfingen. We are building in a place like Hintertupfingen, so small, rural. And our price per square meter is not that much lower when I include everything, and we are not exactly building upscale!

For comparison: House with 160 m², without basement, 2 full floors and unfinished attic. No projections, recesses, bay windows or balconies. Monolithic wall construction (36.5 cm), standard glazing, standard ceiling height, controlled residential ventilation, air-water heat pump, slightly upscale electrical system, slightly upscale sanitary equipment, inexpensive roof covering (concrete roof tiles), colored plastic windows with electric shutters and partly venetian blinds, no fireplace, large double garage (6.5 m x 9 m). Construction with architect and individual contracts.

Cost estimate for house + double garage + additional costs + outdoor facilities (incl. structural engineer and architect costs): approx. €320,000. (We will contribute some own work, so the total will be reduced in the end, but I will leave that out here for comparison reasons).

That makes a price per square meter of €2000. Yes, that is €400 less per square meter than your price. But don't forget: this is Hintertupfingen, very small place, very rural area. In addition, you have, for example, thicker walls, a basement, higher ceiling height, etc... and probably a generally somewhat higher quality equipment than we do. Then there is the Munich surcharge. I actually find €2400 quite reasonable; especially if you just look at the cost of a basement, which seems to be included in your €2400/sqm!

I've already read very different numbers here in the forum!!!

The question is whether it has to be 200 m². That's where the costs lie, only there can you save significantly. In the end, it will probably hurt less than saving on comfort features (electric shutters just as an example ...)
