Very nice. I also think you are approaching this correctly - better to have the contract reviewed once more to be absolutely sure.

What kind of house do you have in mind? Solid or prefabricated? Two-story city villa, or classic 1.5-story with a gable roof?

The next few months will definitely be very exciting for you!!!

Hello,

you don't need to worry about the notary contract draft. Although you have the choice of notary, the seller's preferred candidate is also obliged to ensure that you are "not cheated or taken advantage of." He must present the contract to you 14 days before the appointment for review and is also obliged to answer your questions.

I am still totally excited and constantly have a racing heart. Hopefully, the notary will send us the contract for review quickly.

The plot is about 21m wide and the building window is 14m deep. So we could build a maximum of 15x14m. We definitely want to build solid; prefab houses don’t appeal to us that much. In terms of style, we either like a city villa or a classic 1.5-story house with a gable roof. According to the development plan, we can do both. We both much prefer brick to plaster, although I think brick doesn’t suit a city villa that well, plaster looks lighter and more elegant there. I’m not quite sure yet what to decide on. We can’t really do anything concrete at the moment anyway, as long as no notary appointment is set.

So far, I have planned the following next steps:
- Visit the plot with Göga’s uncle (he has already built many multi-family houses, so he obviously knows much more about building than we do)
- Read literature about planning and building
- Look at floor plans online
- Do a needs analysis with Göga (what we like, what not, how many rooms we want, etc.)
- Visit a model house park for ideas

Do you have any other tips?

Could there be a misunderstanding here? We have roughly the same dimensions (about 21.5 x 30.0). With a floor space index of 0.2, we are allowed to build 135 sqm. That has nothing to do with the building window. What is your floor space index? With a 1.5 or 2-story building, there should be no problems, unless you plan with, for example, the same floor space index a larger living area of 100 sqm, then it will be tight.

Study the development plan very carefully, it often also says something about roof color or pitch or the vegetation on the property. Then you know right away what you are not allowed to do.

Then go to new development areas and model parks to get ideas. You can also make a calculation for the bank. This forum is very good for that. Building inspections... and then choosing a builder. I spent four to five months working on floor plans and various house structures... But it was the best time – the prelude, so to speak. I got myself a small notebook where I noted down where to best find things on the web, sketched ideas, wrote down addresses, added up costs. I dragged that everywhere with me... Drive to the property occasionally and look at the sun position and let it sink in, that’s important for the placement of rooms if you have particular preferences. You have the advantage that other houses are already standing, you can orient your house’s location to these. Due to your slope, you are somewhat fixed, but still try turning a floor plan 90 degrees or changing the carport location. Until next time, it will be exciting for you.

I have the development plan and have already studied it carefully. It dates from 1985 and contains almost no specifications, which is why I know we can pretty much do whatever we want.

The floor area ratio is 0.4 and the plot ratio is 0.8. So we could fully utilize the building envelope, if I calculated correctly. Two full floors are allowed, and single or semi-detached houses are permitted.
Otherwise, nothing is specified, no roof shape, no orientation, no maximum ridge height, or anything else.

Unfortunately, the orientation is not quite optimal, Southeast towards the street and Northwest towards the garden, but you can't have everything .
I pass the property almost daily at least 4 times, when I take my daughter to kindergarten and pick her up again. That’s also the nice thing about the property, it is much closer to the kindergarten and within walking distance to the primary school and playground . That’s not unimportant, especially with two children coming soon .

I’m already really looking forward to the planning . I will definitely bombard you here with questions, I’m already very enthusiastic about the forum!
