Thank you very much for the answers. It's a pity that the immediate reaction is to say that the floor plan should be discarded. We have listed our important things (see above) and this first attempt has come out. We do not want to come to the architect empty-handed.
The lawn only needs fertilizer once a house has been built. We will look at more floor plans. If you have a tip for, for example, a book, it is welcome.
Thanks for the tip about the stairs. I will try to look at it in other floor plans and possibly copy it. Yes, the children's room should be at least 25 sqm. 8 sqm for adolescence seems very small to me. That's just about a double bed, a wardrobe and a desk.
Typically German. The garage can never be big enough for the car (a dead object), especially since the nice vehicle could freeze outside. But your own flesh and blood should get a small room and live with it. We set our priorities with the family members. So the rooms can be nicely big. Otherwise, no house is needed. You can always make it smaller later; for example, with room dividers. But it's true, it doesn't have to be 30 sqm either.
We have already signed for a city villa. Why? We don't want slanted walls. That rules out the classic family house and the Frisian/captain’s house. With a bungalow it might get a bit tight with the floor area ratio of 0.2, if you still want a terrace, driveway, paths, and maybe an extension later. That leaves the city villa. Then we narrowed it down to 143 and 168 sqm. During a viewing of the 143 sqm house, it became clear to us that we wanted more space. So we chose the bigger house.
Thanks!
