Still huge rooms .. If the furniture is arranged as planned, access to the terrace will be more than difficult.

Stairs, how is one supposed to get to the stairs going up from the ground floor?

Garage .. if it's already so huge, then with 3 doors, 2x cars and 1x bicycles, so you don't have to maneuver the bicycles past the cars.

Bathrooms are not really nice or spacious due to the window symmetry.

North arrow?
And, since the rooms are not necessarily always easy to identify, labeling would be helpful. I think study on the ground floor and then 2 children's rooms on the upper floor and the third large room there?

thermal envelope: I think the heating should be inside the house for better energy efficiency, right?

huge rooms: So I had a 24 sqm room as a child, which was just enough for me. Since we now have the space thanks to the townhouse, we want to use it as much as possible. The living room should also be as large as possible.

staircase: The staircase will turn slightly at the bottom to make it fit. We planned 4.3 meters of stairs with a 2.70 meter ceiling height. Is that enough?

garage: It will probably come down to a large door plus a somewhat wider door. The two doors were placeholders. Personally, I think having two doors gives the appearance of a car workshop, without questioning the taste of others, it’s just our perception.

bathroom window: True, we should keep that in mind for the final architect planning, thanks for the tip!

north arrow: North is at the top of the plan (you have to rotate the house slightly to the left, so a very slight northwest orientation)

The house is very large. I do not see how the budget can be maintained.

The staircase should be thoroughly planned to get a feel for it. For houses of this size, a stairwell opening in the ceiling of at least 1.20m width should be provided, preferably 1.30m. The stair landing at the bottom still has to go around the corner – for that, 1.50m is more likely needed. With a ceiling height of 2.70m (floor height approx. 3m), we would have 16 risers at around 3.90m length so that the steps have a comfortable size.



Depending on how far the bottom still goes around the corner (there must also be proper steps), it works well or poorly with the doors. The many outward-opening doors and windows are rather unusual. Is that really intentional?

It is a shame that in such a large house, the bathrooms turn out comparatively tiny. At least one should be a feel-good oasis for the full bath with a wine glass option and not be crammed up against the toilet.

It is also unusual that I have to go through the entire dressing room first to get to my bedroom. Since this, in turn, is due to the bathroom, I would reconsider the entire bathroom situation.

I think having a utility room in the garage is nonsense.

No, the thermal protection regulations require that the living spaces be enclosed only by insulated surfaces, and the heating technology should not emit its waste heat outside the castle walls.

Car workshops have gates with glass panels and integrated wicket doors, which you can easily distinguish yourself from in the private sector. The architect and building aesthete Dieter Wieland once compared such wide wall openings to turning the house’s nose sideways into its face.

Symmetry as a dogma often destroys exactly the aesthetic one hopes to "secure" by it.

Why actually a city villa on a country plot, or did I misunderstand the location?

The most important thing in my opinion is the imagination of a builder of how he would like to live - now and tomorrow. Plenty of space for the children and a large garage as well as a "considerate" arrangement of bedroom, dressing room, and bathroom are considerations that come from these thoughts. Dare to build your vision. I would still take the notes about "da wird es knapp" into account, those are questions of ergonomics.
