Yes, I know, some costs are not yet where they actually belong, that will follow when I have time and, as I said, when we actually have our real offer from Danwood, for that we have to wait for our market on which plot of land will actually be allocated to us, that also plays a role.
If such sums – for upgrading the dream house – are accepted so matter-of-factly, I am definitely doing something wrong I offer a piece of house with the desired equipment at a fixed price from the start. Surcharges of EUR 30-40k very, very rarely occur; if they do, it is often in connection with subsequent upgrading in terms of KNX and/or switching to a masonry garage.
For comparison: Your offer EUR 205k (even with a buffer EUR 20k!) and EUR 225k as a regular price for a masonry single-family house (KfW 70) of comparable size including base slab and turnkey (excluding painting work + floor coverings). A scoundrel who thinks of overly economical use of construction/finishing materials at this difference. The assumption that EUR 40k for incidental construction costs and self-built garage will be enough fits with this as well

A fundamental discussion about whether solid or prefabricated houses is pointless here in my opinion. The fact is that we do not want to do any personal work due to the time we have privately available and turnkey would be significantly more expensive with solid construction.
