I was talking about the stove, not the chimney. We are paying just under €4,000 for the chimney. And for a stove that is supposed to stand in the living room, I have budgeted €2,000. Don’t need a high-end unit, it’s only for coziness.

Also often forgotten and discovered by me quite late: If a loan is used, notary fees and registration of the mortgage will be incurred again. The amount of these costs depends on the amount of the mortgage to be registered.

And we haven't even started building yet and are already over €12,000 in ancillary construction costs. These are for: soil survey, surveyor, architect (up to permit-ready plans), and land charge registration.

The rest are still estimates.

Just out of interest, how do I come to 10,000 euros for painting work done myself? For far less money, I can already get a painter to paint my house and wallpaper the ceilings with paintable fleece, including materials. Are the 10,000 euros for floor work referring to all rooms?

I wonder about that too. I have already selected and calculated the floor coverings for the entire house, and including wall tiles, it comes to just under 8,000 euros. Of course, these are purely material costs, but we are installing the flooring and tiling ourselves.

For our plot price, I have added notary and land transfer taxes, so we are exactly at 70,000.
When I then budget an additional 65,000 euros for extra flooring costs, house connections, and all the little things including the garage, I thought I was doing pretty well.

The garden will not be done immediately, and we already have terrace stones and flowers if that counts. The paving stones will be done by ourselves, completely without a company.

What kind of additional construction costs did you have if you calculate with 40,000 without a garage but including land transfer and notary? Most of my friends and colleagues only had 25-30,000 in additional construction costs.
