Floor plan design single-family house 150 sqm - tips for improvement?

Hello Zaba, yes, I am aware of that by now and I am not fooled by it either. Don’t know how many times I have already measured distances here with a tape measure!

My problem is simply to somehow align our ideas. Either the bathroom ends up too small and we don’t get everything in so that you can still move around properly, or the master bedroom with the dressing room no longer fits in the free spaces, or then only areas remain that would have to be built into the slope, or, or, or....

We are aware that compromises have to be made somewhere but somehow it never completely fits together. Currently quite unsatisfying!

Since the architect merely implemented my sketch exactly as is last time, I am currently a bit puzzled & cautious and therefore thought to get some “definitely not because...” and “would be a good approach because...” here. We would like to have an almost finished draft worked out by Friday, preferably of course a “completely finished draft”.

Maybe I am just too impatient, since everything has been dragging on for so long!

Do not hand out any proposals.

If you only provide the room program, the architect / sales consultant has to do the work.

We did it that way.
3 completely different bases came out. Between 160 and 230 sqm with the same specifications.

Yes, now just don't rush anything. Once the plan is perfect, the construction will run smoothly afterwards - at least as far as your wishes are concerned.

Write down your room program and wishes. If you do not want an exit from the living area to the garden, write that. But if you want one, then write that too. And the design that she then developed will be discussed here. Also write to her what must be and what can be. But stay grounded in reality. Do not jump ahead. If it turns out that the good lady is not good after all, we can still come up with our suggestions... Maybe she will be glad to finally be allowed to be a little "creative"

So, we have the appointment behind us. The architect makes a great impression and intends to distribute everything over 3 levels. She said, finally not a cookie-cutter house, but something where you can/must think creatively.

She plans the following:


    [*]Basement with living/dining area, kitchen, utility room, and a small guest WC
    [*]Ground floor as the parents' area with bedroom, walk-in closet, large bathroom
    [*]Attic floor as the children's area with children's rooms and another bathroom

Additionally, each level will have a small storage room. In the basement, there will also be an external access to the utility room. The staircase should be a concrete staircase for soundproofing reasons, and she would still include the balcony, but not along the entire length of the floor and also max. 1.50 meters deep. Thus, part of the terrace would also be somewhat covered.

The house's footprint would be smaller with this variant, as we would move upwards, also because of the plot. She had this idea roughly in mind already a few days ago and had already done some calculations, and this would be possible despite being single-story.

We will receive the elaborated design next or the week after next.

And what do you think of the idea?

Great!
But: wasn't it the case that you are already financially stretched?
And that you are only allowed to build one story?
Should the basement and attic serve as half stories?

You know that you will be taller than wide?
I am curious
