Just as a general rule, I'm always in favor of having the kitchen and dining area on the terrace and in the garden. Therefore, I would consider flipping the design...

Edit: I'm on the go, so just took a quick look... rotate the ground floor [EG] 90 degrees clockwise and place it in the basement [Kellergeschoss]... some adjustments will probably be necessary, but that's how I would think about it.

The proposed exchange also makes the balcony unnecessary. They are not cheap either.

It is unusual to have the bedrooms on the ground floor and the living rooms in the basement. Friends of ours have the same and it doesn't bother them. Cleverly designed and it feels right. Friendly spacious entrance, the bedrooms are separated by a door (white like the wall) and the staircase appears bright and inviting, so you automatically walk downstairs.

We had already planned to basically keep the structure of a single-family house as usual (just move it down). However, since the north side would then be embedded in the earth (slope), either the kitchen or the dining area (which is always an L-shape together) would become very dark. It would then only be possible there with light wells or something like that....

Our general contractor said that the balcony was not the cost driver because they would only extend the concrete ceiling there, which would have to be constructed anyway for the ground floor.

From the hallway... the living area/open plan room has no connection to the extended living space, namely the terrace.



I don't see it that way: space requirements in the lower floor (because I don't see a basement living area, that would be almost entirely underground, at least in the middle about 1.40), living-cooking-eating, utility room, etc...



Oh... how do you want to use that with your basement design? I have a utility basement, you constantly go back and forth between kitchen and garden, after Tatort in the evening it will be hectic.



Turn your basement living area into a lower floor with terrace and garden access and don't expect rooms that aren't rooms. Think for yourself and not in the standard house style regarding the levels.

???? How about relocating the storage rooms? No one is forcing you to put the kitchen or dining there!



Ah, and what do _you_ say about the balcony? Your wife? Are you happy to be able to use a small balcony that also takes any light from the basement?
And kitchen garden there? Where is the garden connection? I'll say: in summer you don't stay in the living room at all, either terrace or watering the garden...

Honestly: I don't have to build for that, I'll buy a condominium and lease a plot on the edge of town.
