Floor plan design single-family house 150 sqm - tips for improvement?

The offer is available for 300 thousand!

I have now also attached the current floor plan for this offer so that everything can be "assessed" together at once!

What should be adjusted or improved in the offer? Fire away!

Is there no longer a door to the terrace upstairs? Not downstairs either? Or are they just drawn as windows? (I'm not an expert in reading plans) Upstairs there is again that weird obstacle course in the bathroom, and downstairs you will flood the bathroom because the shower wall is not long enough.

Unfortunately, I don't really know much about the offer. I find the floor plan quite okay. It doesn't blow me away, but you can live like that. I would find the T in the bathroom absolutely annoying. It makes everything so cramped. You feel uncomfortable first thing in the morning - I would reconsider that. The door to the all-purpose room swings in front of the kitchen cabinets, making them difficult to use because this door is usually open. Well, a trade-off you can live with. Child 1 is quite dark - that's a pity but on the other hand, the two have a castle balcony. Do the mentioned battlements go on it? That would be so cool. Overall, a long, narrow hallway leads to a lonely door, where everyone has to trudge through the kitchen to get to the living area. The house doesn't open up well and is therefore not very inviting. That's a shame, especially since the hallway is only that long to provide space for the TV. Otherwise, the living space could be bigger. That hurts quite a bit - but probably only me.

Be sure to include the costs for Not included. For example, the disposal of the underbody. For some items it says up to a price of xyz, take a closer look there, so that nothing additional is added everywhere. Otherwise, it would simply say included. Additional construction costs are missing.

I don't really find it that bad that you have to go through the kitchen (for example, we hardly spend any time in the living area, I guess it depends on your own behavior). You're not entirely wrong about the door, maybe it can be solved with a double-leaf door that then opens into the hallway (widen the door to about 1.2m, main leaf 80cm, side leaf 40cm). Amateurishly done with Paint for visual illustration

...what surprises me not only here but also otherwise again and again are the layouts of the living room areas. Those giant dining tables for 8 or 10 chairs—and such small upholstered corners for three to four maxxx. How is it when you have a party? Well, I only know it like this: our 8-10 guests come, they fetch something to eat from the kitchen on one plate, sit down somewhere with it, eat, then the food is cleared away, then there are Haribos and pretzels and long drinks and beer and whoever really wants also wine, then music, then we all lounge in the armchairs and on the couch, and possibly we even dance a bit. Do you sit stiffly at the table and babble small talk the whole evening? Karsten
