But there is 20 sqm of hallway, the living space is under 6 meters and the dining area and couch area with TV have to be arranged on that. For me, the house is misleading. Overall, I like the design. But if you fixate on the idea of the parents' area on the ground floor (I thought that would first be the office on the ground floor and there would be another room upstairs), the stupid access to the dressing room and bathroom (I haven't even checked if there is a window by the door in the hallway), then you learn about the measurements, and that is somewhat disappointing. Considering this fact, the measurements should be reconsidered. The biggest obvious space waster is the upper hallway – with a more clever arrangement of the stairs, you could save 6 sqm and use it better elsewhere.

Yes, we also find the living room with dining area and kitchen a bit tight. I already informed the architect that the building should be pulled out 30-50 cm towards the terrace so that we get living space. The window elements should also still be able to open, because you want to be able to get to the terrace. Below, a small guest toilet is still missing; otherwise, guests always walk into our bathroom.
The hallway areas are also too large for us. I asked if a U-shaped staircase could be installed where the hallway on the ground floor is currently positioned at the level of the utility room with the appliances. The staircase would be central there!
We also don’t like the front view as it is because the staircase is currently placed on the left side, so there is no window there. Somehow a front door and two windows right & left look better visually, but then the rooms must also accommodate that.
Upstairs, the children would have large rooms and a bathroom, but the hallway is also too large there. But that is related to the position of the stairs.
