Well, it is his good right to prefer the model of the city villa. There was also the sentence once, that he had always dreamed of something like that. Well, my wife and I have also felt like we were dreaming of a bungalow for about twenty years because we always found the stairs of our semi-detached house annoying. Therefore, no forum in this world would have kept us from building something like that. Also, my wife always said she wanted a kitchen with a kitchen table and bench and clearly separated from the living room by a wall and such, and never ever an open-plan room. So no forum on this earth would have stopped that either. That's how it is, everyone ticks differently. k.

For example, that height and other planning requirements apply generally - not only for the architect. Letting those who think along here suggest something that only the architect knows shouldn't be built here would not be nice.

But I think slowly no one can be blamed if this thread reminds them of the one from - somehow the still possible further gain in insight is approaching the saturation point.

As mentioned, we have decided on option 2, if anyone still has any suggestions for it ( Treppe anders positionieren, Räume tauschen, was auch immer) I am all ears, but we want to start soon and as one of the previous speakers said, we have to live in it and we must like it.

Yeah, yeah, we know that. All advice is ignored and then when the building application is approved and the bathroom is being specified, you suddenly realize – oops, there are only 65cm of space between the sink and the tub. I don’t like that after all.

So here again are the key points for you with option 2:

Bathroom
- Passage between tub and sink too tight
- little light at the sink
- how wide are the passages to the shower and toilet? It should be at least 80cm (these are shell construction dimensions – plaster, tiles, and stuff will reduce those).

Dressing room
- What is the depth of the wardrobe here? Standard is about 60cm – rather more
- At least 1m between the wardrobes should remain for movement – please mark the dimensions.

Bedroom
- Walkways beside the bed are too narrow – cramped and uncomfortable. 80cm would again be the minimum guideline. Standard planning is 200 + 160 = 360 room width. For a 190cm bed, 350cm is the lowest acceptable limit. What do you have?

Living room
- There is no chill area – the open space has no quiet zone
- Can 4 people sit comfortably on the sofa?
- Are all terrace doors sliding doors? If not, please mark the door swings. It could get pretty tight at the dining table. With and without terrace doors.

Kitchen
- The working area between the counter and the kitchen units is optimally 1.20m. What do you have? Please state the dimensions. Since you nearly daily run through your kitchen with the dirty laundry ( ), I would pay special attention to this measurement. Take a full laundry basket and go through your kitchen.

Wardrobe area
- Despite the mega hall, the space for wardrobe is small. Per person, one estimates 50cm wardrobe width. You are four? How much do you have? Shoes usually need extra space and you want to be able to put down a bag/backpack somewhere as well. That looks bleak.

The upper floor is still missing, I assume from post #323
- Main drawback: Terrace access only for the children through the children’s rooms

As you may notice, it’s largely about exact measurements. You should maybe remind yourself and us of these again. Without them, many things are hard to assess from your sketches. Also, one should always keep in mind that plaster and tiles will change the clear dimensions again.

Katja, since this thread is already very long and we have thoroughly discussed almost everything you pointed out, the measurements would be adhered to. There was also a discussion about the upper floor regarding the stairs to the mirror, so that the balcony can be accessed from the hallway from all rooms. Yes, there is again a pros and cons there. I received the current draft from the architect last night. I will upload it later, then you can also convince yourself of the measurements.
