The only point of criticism I have is also, in my opinion, the dressing room being too large in such a prominent location. You are basically giving the dressing room the cherry on top of the rooms, but it is only used for dressing and undressing.

So in the upper floor, I would still "shift around" a bit to use the bay window as living space—either a child gets to enjoy it or it becomes a bedroom. The storage room is really too narrow; if you stick to this floor plan, I would rather create some storage space in the dressing room and possibly make room here for a washing machine/dryer or enlarge the bathroom. I could also imagine a layout with a children's bathroom.

So, really otherwise well done and it works as it is, but in my opinion, the upper floor could still be optimized.

Um.. we have planned a double carport for parking side by side. That’s also why it’s 6m wide.

That’s true, it’s not huge. We saw one with almost the same measurements at friends’ place and adopted it accordingly. We don’t want to store huge things there, more like items for frequent use (e.g. vacuum cleaner, cleaning supplies, hand luggage, etc.)

Yes, you’ve hit the room that delayed our planning for so long; we initially felt the same about its location. :confused:
The size fits us or is almost tight. Today we have 3 wardrobes each 3m wide. My wife needs a lot of storage space ;)
In the end, we decided to give the dressing room the prime room because it was a must-have for us to separate the children’s rooms spatially from the bedroom. And the other variants we tested just never appealed to us as much as the one now selected.

I miss a wardrobe - or is that the small niche at the end of the hallway, almost by the kitchen?

We have given up the idea of a walk-in closet - for us it would only have made sense if it had been directly connected to the bedroom. I wouldn't like the detour via the hallway.

Otherwise, I find the floor plan, the views including the arrangement of the windows very nice.

One could consider adding a window in the kitchen. Also, plan the island on the wall side so that you don’t constantly have to take the long way around the island.

In the bathroom, you can shift the T a bit inward so that the shower becomes larger.

And the dressing room: I would give it a chandelier in the middle and celebrate this favored spot in the house like in Sex and The City :)

I would swap the bedroom with the dressing room, because I also didn’t want a window above the bed. Why do you want a separation between the bedroom and the children's room?

I would swap the wardrobe and the door to the utility room (so the wardrobe is closer to the front door). We actually have it exactly like in your plan and that would be one of the few things I would do differently today.

The door to the guest WC is also the only door that opens into the hallway. I wouldn’t like that either, so I would try to have the door to the guest WC open differently.

You lose a lot of space due to the void, but you’re probably aware of that.

Presumably, they want a separation for the same reason as us: soundproofing. I don’t want to have to tell my kids off at night (when they are teenagers) because they are still sitting at the PC playing games, let alone do I want to hear a child with a partner, nor should the child have to hear how maybe a sibling is being conceived :P (all personal experiences from my teenage years ;) )
