City villa floor plan 185m² - Please provide feedback!

Take a look at the terrace table for 4 people and the dining table for 6 people. If you value cooking and social dining, this area is comparatively underrepresented. Of course, a good cook can cook much better in a cramped space (work surfaces) than a bad cook in a large kitchen. And you can also have great evenings at cramped tables. Nevertheless, I would not build it that way.

I would strongly reconsider the alternative solution from opelau to the "walk-in wardrobe dead end."

The few extra steps to the toilet would not bother me. I really like that the orientation of the living room is not fixed on a television. Besides, there are also hidden solutions with motorized screens and projectors.

The large hallway on the ground floor also caught my attention. What do you plan to do with it?

I also miss the north arrow - but I assume the bedroom has ended up in the south again, and one of the children's rooms in the north. Definitely swap them. Overall, I would vary the distribution of the storage room, dressing room, and children's room a bit, then you get a solution with two children's rooms facing south, the dressing room between the children's room and the bedroom, and possibly the storage room (wherever that will end up).

On the ground floor, I would spontaneously swap the living room with the kitchen/dining area - the dining table in the much smaller kitchen looks squeezed in, whereas there is lots of dead space in the living room. I just don’t know if that works with the plumbing. In that solution, the kitchen would also be closer to the terrace, which I like better. Otherwise, I would enlarge the kitchen and move the dining table out of the corner and into the dead space in the living room. However, for a living room where the kitchen is now, it would be such a cute cozy nook...

If the kitchen "moves," the opulent space for the hallway could possibly be used for a small pantry - without a cellar, more storage space is never a bad thing.

What are you planning in the living room that it is so important to your husband to have no less than 30sqm? The kitchen really feels cramped this way, but the free space in the living room apparently isn’t being used at all. Or do you have a large grand piano or something similar?

Why a floor-to-ceiling one in the HAR? Also in the guest WC?
Get rid of it, that's money wasted.

Either the same size as in the guest room or even smaller in the form of light strips.
Generally too much glass area in the north. Operating costs do not decrease because of that.

Agree, hallway relatively large. Prefer more space in the guest room and possibly a redesign of the guest WC, also somewhat smaller.
