As I understand it, from next year onwards, you have to choose between a grant or a loan. There will no longer be both as is currently the case with [BAFA] and [KfW loan].

The new thing is the [NH bonuses]. However, I have not yet found detailed information about what exactly you need to achieve for these and how many there are.

But overall, I think you are currently much better off with [BAFA] and [KfW loan], as long as you are not building [KfW 40 plus].

Whereas there should still be funding for heat pumps, smart home, system technology, etc. This is not yet included in the 25% or 27.5% of 150k€, is it?

"In the context of BEG EM, the following individual measures will be subsidized from 01.01.2021 with the following grants:

    [*]Measures on the building envelope (e.g. insulation of exterior walls, roof surfaces, replacement of doors and windows): 20 percent
    [*]System technology (e.g. installation and replacement or optimization of ventilation systems, installation of digital systems for consumption optimization): 20 percent
    [*]Renewable energies for heating (e.g. heat pumps, biomass systems, hybrid heating systems or solar thermal systems): 20 to 45 percent
    [*]Measures for heating optimization (e.g. hydraulic balancing including replacement of heating pumps): 20 percent
    [*]Specialist planning and construction supervision in connection with an individual measure: 50 percent"

Yes, but if you have applied for a grant under BEG EM, you cannot switch to the loan option afterwards.

Excerpt from the website:

"A direct change of the type of funding for a measure within the ongoing process is not possible.
If you have not yet started the measure and meet the application requirements for loan funding through the EBS program 152, you can submit a new application through your house bank with KfW under program 152 by waiving the BAFA grant."

And again, clearly:

"No, applicants must choose between a BEG grant funding via BAFA and a KfW EBS loan. Both may not be combined for the same measure.
According to the current information, I would therefore say that you have to decide between loan and grant."

However, with the loan option, there are NH bonuses for things like renewable heating energy. But so far, I have not found any further information on this.

BEG EM is not for new construction, so it is not included and you have to manage with the 150K for everything, that's how I understand it.

Why only from the middle of next year? I understood that the KfW 153 applies from 2.1.2021 and that it also includes the heating subsidy. At least for KFW 40+...?
Where does Handbohrmaschine get the middle of the year from?

So far, it is only known that until 01.07.2021, the funding must still be applied for through BAFA or the KFW programs.
Nothing can be said about the exact conditions at the moment.
The ministry simply states that the funding rates have already been at the level of the future BEG since 01.01.2020.

Allegedly, more detailed information about the future funding is supposed to be released this December.

From the current drafts of the funding guidelines (as of 24.11.2020) presented to the associations on 30.11.2020, the following funding rates and conditions result:

If an EE or NH package is implemented, all funding rates (except Efficiency house 40+) increase once by 2.5 percentage points for new buildings and by 5 percentage points for renovations. A combination of the EE and NH package is not possible. Therefore, the maximum funding rate is 50 % for a renovation to an Efficiency house/building 40 with EE package.

The eligible costs amount to up to €120,000 per residential unit, up to €150,000 per residential unit for Efficiency house 40+ and if using an EE or NH package.
For non-residential buildings, the eligible costs amount to up to €2,000 per square meter of net floor area, but a maximum of €30 million per approval/funding notice and calendar year.
