I had the same problem. The input options contradicted the practice in house construction. GU-Bau is also not the same as a property developer or self-management.

To my knowledge, a maintenance contract is not required. But basically, the conditions stipulate that after one year the installer checks whether the annual performance factor has been met. However, the BAFA does not require proof of this.
If I remember correctly, the installer only ticks this off in the specialist company declaration.

We have now received the notification that the funding will be paid out within the next 2 weeks.
- Applied at the end of 2020
- BAFA confirmation in January 2021
- Started house construction in August 2021
- Submitted proof of use at the end of May 2022
- Notification of payment at the beginning of September 2022

And sometime in 2021 applied for an extension and also received confirmation quite quickly.
I actually find the processing times quite okay.
