Mimimimi. Get yourself a plot of land and a wooden house, or, if the budget is bigger, walls. You can probably even do it with equity.

I'm currently selling a penthouse for 700,000 (I am a developer) and the installments over 20 years have risen from 3,300 to 3,800 compared to last year. Even that is affordable for two people.

That is then the other extreme again. How one is supposed to pay a loan installment of 3,800 EUR from 5,200 EUR net is beyond my imagination.

Let's assume 100,000 equity + 400,000 financing.

20 years at 3.5% and 2.5% repayment.

Monthly burden: 2000.-

At 5,200 net with inflation, there isn't much left.

Remaining debt after 20 years approx. 200,000.-

And whether 500,000.- for house + incidental costs and land is enough must be strongly doubted.

The fact is, as of now, I myself would have doubts about building/financing.

So anyone who can't live on 3200 for two people really has problems. Keep in mind if „Miete“ doesn't have to be paid from it.

Ehm yeah...... Did I calculate correctly now that it’s 3200€ monthly without rent expenses? True, that’s of course just above the subsistence minimum for a childless couple. *sarcasmoff*

I refer to .. there I once used an example with 30 years of financing. The OP is only in their mid-30s and then it goes quite smoothly.
