I can hardly take such statements seriously.

Prices are not rising further; rather, quite the opposite. I can name some listings near us that have already dropped by 10%. One of them after just a good month. When we looked two years ago, these houses would have all been gone after a week in the bidding process. Financing confirmation and immediate approval at the viewing were mandatory. There aren't unlimited numbers of people with a lot of money. And people are not stupid; they also know by now that they have significantly less competition than before and that the price of a property is composed of the purchase price and interest.

damn, I specifically flipped back and read the last three pages just to realize that the OP does not answer any questions! Why do you think that is? It can only be a troll ;-) I'm out of here as long as the forum agrees that brown sauce doesn't always have to be tasty ... and the OP doesn't provide any further facts about their own situation to get help.

So who is to blame now? The rich or the poor who can't afford anything? Should I tell you? You yourself are to blame for the situation. Only you can help by getting off your ass and leaving your comfort zone.

Well, I don't think it's entirely fair to say it's your own fault. I think the main problem is the extremely increased energy costs and the no longer functioning supply chains, which drive all other prices up. The additional costs are therefore simply too high, especially with older existing houses. The mix with higher interest rates is then already toxic. But blaming foreigners for it is of course nonsense. If anyone is responsible, it is a specific foreigner through their actions, but this person is often defended or even idolized by this clientele.

The funny thing is that I never said that with a single word.

Who is to blame? The politics that caused these conditions.

It was also written here that I supposedly did not answer any questions. Yet I said everything that needed to be said about the financial situation.
