Home financing ever possible? Probably not!

You talked about the "real" value without saying how to measure it. You need some kind of standard. As an example, I took gold because that is often meant by people who talk about "real" values.

You didn't address my much more important question about where all your money goes if you don't think you can buy a house with 5.2k. Probably one would see that you actually could.

There is no right to home ownership. You could afford one but you don’t because it seems too expensive to you or your income does not correlate with your expectations.

Oh come on, tell us a little more about your equity. Or are you deliberately ignoring the inquiries because you might not have saved enough? Because actually, we want to help you finally get your dream house. You are frustrated and that’s okay. It’s tough at first when you assume you are entitled to a home and then suddenly realize that everything is not that simple.

Now please stop with any made-up arguments. Here is your statement disproved with real numbers from post #121. After 10 years, 350k€ are still outstanding with 5k€ special repayment per year. An interest rate of 5.6% (currently 3.6) would mean a payment of 2200€. After 10 years, the salary has also increased by at least 25%-50%, with the same payment. Where exactly is the ruin for you?

I had initially written that we used a high five-figure sum to buy precious metals, also as protection against currency devaluation.

Unfortunately, you (deliberately?) misunderstand me, because I never believed that you simply get a house for free. It's clear that you have to work for it, and if you don't work, of course you don't have money to buy a property. Despite all that, fewer and fewer people can do it, even though they are people who earn their money in normal middle-class jobs.

That is not true. My sister-in-law works in refugee support in her district. Over 80% of the women from Ukraine were fully employed before – even with children – and they are mostly well to highly qualified. The children have hardly any problems at school and the parents would mostly speak passable English and quickly learn German. Not only typical women’s jobs, but many from the tech or engineering sectors as well. Ukraine has always been proud of its education system, which is not comparable to refugees from rural Muslim regions, where even many men can hardly read or write above the elementary school level.
