Here too, parents' bedroom on the upper floor, kitchen/living area on the ground floor, kids in the basement and cellar with garden connection (pool level). For us, the garage is on the same level as the living floor, and there will eventually be an additional kitchen in the cellar. We can also install an elevator at any time... We also have a south-facing slope location, the property is accessed from the north

We also found enjoying the view from the living level great and really enjoy it every day.

But what can one concretely say without design, site, and view...

unordered thoughts:

    [*]Children’s rooms with private garden access are great especially when children get a bit older
    [*]Groceries get a goods lift - e.g., from garage to kitchen
    [*]Living floor is expanded by a terrace balcony with dining and lounge area - from there it leads into the garden. Smaller covered terraces are created below in front of the children’s rooms
    [*]Laundry logistics should be near the sleeping area - short distances
    [*]In the large open living room under the roof, definitely think about room acoustics
    [*]Opportunity to use light in the living room from all sides - also from above.

When deviating from proven standards, there are always things to solve which rarely anyone has thought about. Clarity about one’s own life concept is a crucial success factor. This requires special dedication from the builders and the architect and very intensive communication during the planning phase. That in turn requires a flexible budget, time, and a healthy dose of calmness.

Thank you already for your answers. We do not yet have an architect's plan. These were initially just our thoughts, maybe I will manage to put them properly on paper sometime. We have already visited a prefabricated house company and got information, in the initial conversation they only said "they would not plan it that way." But there were actually no concrete counterarguments (except for the purchases). Our plot is relatively large, 920 sqm, we have no problems with setback limits.

I have a colleague who designed his house because of the view. I find his house very beautiful. When you enter, there is a straight staircase immediately at the entrance (which probably makes carrying things upstairs easier than if it were, for example, a spiral staircase). Depending on where the kitchen is placed on the ground floor, the walking distance upstairs is not longer either. The only thing that would bother me is the lack of direct/level access to the garden from the living rooms. You have to decide for yourselves how important that is to you.

If only "adults" live in the house, it is simply a matter of taste. With small children, I would never plan it that way. Carrying the groceries is not a problem for me, but the lack of direct garden access is. Small children are not interested in your balcony. They want to be on the lawn at the sandbox, swinging and playing around. But it takes a long time until they can go there completely on their own without the parents sitting on the terrace within reach. By then, the children's garden time is almost over.

You have no access to the garden from your living area. That is THE co-criterion for 95-99% of all home builders, especially those with children. In the warm seasons, you probably run out of the garden to the living area and back about 50 times a day (and by that, I also mean the kitchen). Especially if you actually want to use the garden. Resale value is also limited - this is an objective point that justifies a price reduction. Groceries are annoying but not really problematic.
