You are completely right, Elevenant. All the city villas presented here by the young dynamic people are too big for them in 20 years, the stairs are annoying, kids go their own way, mom and dad are home alone.... you calculate and say to yourself, if I sell this thing now, we have enough for a small bungalow. Here in the building area, half of the houses are such things, Karsten

The culture of passing down houses as family heirlooms is changing. The second house is built for a friend ...

Whether open or closed, I believe it is often also a matter of marital status. If you have small children, an open design is very practical. When the teenagers are almost out of the house, closed ones become popular again.

We love our open design. However, we also do not have a view from the kitchen to the living room and vice versa. The kitchen is not so easily visible, but I always have an ear on the children in the living room or at the children's birthday party in the dining area. What I personally don't like so much is when I can see the dirty stove from the sofa.

This is roughly how we did it. The space conditions were not sufficient to properly separate the retreat area with a sliding door or whatever (now this area is simply around the corner), but the most important thing for our life with family and friends is the large, open kitchen with an island for cooking together, buffet, preparing, etc., and the directly adjacent large dining table. The terrace is directly accessible from the kitchen and the dining area, therefore short distances between the kitchen (especially the refrigerator) and the terrace.

Caught in the dilemma of either tidying up the kitchen immediately or not being able to start relaxing yet, I appreciate the kitchen door as the laughing third party, regardless of the number of people in the household.

Instead of criticizing every statement here: just answer the question of the TE instead of hijacking the thread

I like to keep it generous, without unnecessary and restrictive walls, communicative and inviting. Guests are welcome to serve themselves at the KVA if the island serves as the central communication point. Food is placed there, as well as the pot on the stove, disorder only occurs at the sink in the back room. Cleaning is done after the cooking art is finished.
I can watch TV while cooking alone, the sofa is protected from views and vice versa.

But: first the property, then the house. Therefore, as a builder, one should not be fed so much in advance or should also be shown alternatives in the floor plan.
