City villa floor plan / window arrangement, feedback desired

It did not come across clearly that you are planning offspring. Also, the various children's rooms in the plan look more like placeholders.



The arrangement of the windows is difficult to assess since there are no exterior views. But I would definitely check the bedroom: the wall length where the bed stands does not even seem to measure nearly 3 meters. Therefore, there is no adequate space for a bed with proper access on and off. Most of the 18 sqm is rather distributed in the front area, where a wall of wardrobes? is supposed to be??? I would place the window in the east in the bedroom (there), see no reason not to do so, and then put the bed against the exterior wall. It is also much nicer to look at the bed when entering and not sleep vulnerably next to the door or walkway area.

The children's rooms can be adjusted in size.

What does ZBV stand for?

If you actually prefer a closed kitchen, then you should be able to close it with a door. Anything else will not make you happy!

It doesn't have to be glass. But I think it's a nice solution if you can't agree or don't want to choose between the two options.

We have also thought about a sliding door and it is indeed drawn in, but we were advised against it several times because it is too expensive and probably often open anyway.

€300,000 just for building costs of the house is not exactly cheap, in my opinion? But in the countryside it apparently is "affordable".

What bothers you about the entrance area? For me, the stairs should be a bit shorter or moved back.

You can't just shorten a staircase
But here it is, whether a landing or a 1/4-turn staircase directly at the entrance area. It is almost always sandy or a bit dirty there, so you have to step through it if you want to get to the bedrooms. Unpleasant for barefoot or sock wearers, and also for the staircase.

Who advises against a sliding door? To save costs, you can also hang a door curtain, so it doesn't have to be installed. There are nice materials for that.
Between the kitchen and dining area, a visual barrier is sufficient, a small gap around it is acceptable.

Hello, our first floor is already in place

However, we would need some advice. Our bathroom is 2.76m wide and we would like to have a bathtub and toilet on this wall. Is this width enough for a 180cm bathtub + toilet or is it too tight?

Is there a sloping roof anywhere?

276 - 180 = 96 cm .. should be enough for a toilet. I find 85 to 90 to be a good minimum dimension. Around the bathtub there will also be some kind of walling, tiles, or something.
