Defensive offer, or have house prices become so expensive?

I looked up the Scout ID and have to say, such a prime example of real estate incompetence almost alone explains why this property is overlooked. Anyone reading this description - I’ll just list a few bullet points: "terraced end house, triple-glazed window fronts, 2.7 m ceiling height, daylight bathroom with freestanding tub, 240 sqm" and so on, and seeing the furnishings and the interior image of the garage, will of course think of a terraced end house in a row house estate, explain the generous rooms and the spacious garage with the end plot and the purchase price of 1.1 million with the included furnishings. Details like an original construction year of 1354 are quickly overlooked, especially since this is not read so far: anyone looking for a terraced end house, who has no requirements for a garage and recognizes the furnishings as other than their own taste, won’t read further for the price. Of course, "terraced end house" is not strictly wrong but evokes completely different associations than an old town house in a contiguous development of (only not freestanding but in terms of individuality still) single houses, which was probably even part of the city wall. Consequently, the buyer looking for a terraced end house moves on, and the buyer specifically looking for such a property doesn’t find it at all because the title Exclusive estate in Weinsberg "Uniform ist anders" is too vague. If Mr. Brain falls from the sky, real estate agents are probably already off work regularly. Sad.

It’s the same with us (bank), because especially the prime properties are also needed for the broker’s external advertising. You can’t just put old, run-down shacks in the online shop window. But sometimes you’re lucky and catch the broker personally in the short time between contract award and ad publication. Once, a viewing appointment was canceled for us because the house was already taken beforehand. But the broker said at the same time that something had come in this morning that might also be interesting for us. We were then actually allowed to view it first shortly before publication. But that’s not the rule, because online you can handle the data protection, cancellation, and commission claim stuff better in advance than on-site during the viewing.

This tendency of generalist brokers to put every piece of rubbish in the meat counter is, in my opinion, the breeding ground for the corruption of high-quality properties. Not only, but especially the savings banks wildly mix villas and ramshackle huts directly next to each other in the display window. One might think the commissions are set so high precisely so that brokers can afford to damage the price first before making a profit on it.

On-topic:
We looked at the old building yesterday. It definitely has charm, even my husband sees that, and he usually goes with the flow and thinks new construction is easier than renovation.
We are going again today with the energy consultant to hear how he assesses everything.
The basement was pretty well maintained as far as I could see. What was shabby was the attic, there had been water damage at a roof window. Something was replaced there, but the inside was not repaired anymore. So it is dry but ugly. We would redo the roof anyway, I think the whole attic would then have to be fixed.
I see no chance for underfloor heating; the ceiling heights vary between 2.40 and 2.75 meters from floor to ceiling, as I measured.
It would also be a shame for the floorboards (partially) or the built-in closets. I can already see myself with a sander and chalk paint. They offer tons of storage space and are still really nice.
If the energy consultant sees potential, I would upload the floor plans here, then we can see in the forum what would make sense and how to possibly arrange the rooms. And whether it can be done.

then let the house affect you, could you leave the rooms arranged as they are (rental house principle), what needs to be changed when, what can be changed. Try to step aside and look with unfamiliar eyes
